Texas dominant in real estate development

It doesn't matter how you slice it, Texas is dominant when it comes to Real Estate Development.

The folks at Storage Cafe looked at the last 10 years, and the top five cities with the most development are all in Texas.

Houston came in #1, San Antonio was 2, followed by Austin, Fort Worth and Dallas.

"You have obviously a great migration in terms of population and employment growth," says Doug Ressler with Storage Cafe. "You're getting it in terms of new headquarters, you also see a very business-friendly environment in Texas in general."

Over the last decade, Dallas and Fort Worth logged massive real estate additions. Here’s where they shine:

Single family homes: Fort Worth registered an impressive 51K building permits for single family homes over the past decade, second only to Houston. About 17K single family homes were also permitted in Dallas over the past 10 years.

Multifamily: Approximately 37K multifamily units were permitted in Fort Worth and almost 69K in Dallas (the 6th largest number nationally).

Industrial: Fort Worth and Dallas recorded spectacular advances in industrial construction, with over 58M and 31M square feet of new space delivered from 2013 to 2022. That propelled the cities to no. 2 and no. 3 in the U.S. in this regard.

Self-storage: Both cities' self-storage sectors also experienced impressive surges in new construction, answering their residents' complex needs for space. About 3.2M square feet of storage space was added to Fort Worth's local inventory over the past ten years and 3.1M square feet were added to Dallas's inventory.

Retail: Cash registers were ringing, with 6.6 million square feet of new retail construction in Fort Worth and almost 4 million in Dallas.

Office sector: Fort Worth's office sector swelled by 5M square feet, while Dallas's grew by 9.8M.
