A $200 million mixed-use development called Cannon Beach is breaking ground in McKinney, bringing a three-acre surf lagoon with real waves, a resort-style hotel, and dining and entertainment to the city’s fast-growing Highway 121 corridor.
The project will be built at the northeast corner of Stacy Road and State Highway 121, with the first phase expected to open as early as next year.
Developers say Cannon Beach is designed as a destination-style project that blends water-based recreation with hospitality and retail. The surf lagoon will anchor the development, offering controlled, ocean-style waves in a landlocked setting.
The project adds to a wave of major developments in northern Collin County as population growth continues to drive demand for entertainment, tourism, and mixed-use spaces. McKinney leaders have increasingly positioned the city as a regional destination rather than solely a residential suburb.
Construction will roll out in phases, with additional components planned beyond the initial opening. Once completed, Cannon Beach is expected to bring new jobs and visitors to the area while reshaping one of McKinney’s busiest commercial intersections.
