A $200 million surf and adventure resort is set to break ground Monday in McKinney.

The mixed-use development, called Cannon Beach, will be at the northeast corner of Stacy Road and State Highway 121. Plans call for a three-acre surf lagoon, lazy river, mineral hot springs circuit and a full-service resort hotel, along with dining, entertainment and business space.

The project will also include a skateboard park, movie theater, bowling alley, health club and indoor recreation facilities.

Developers say Cannon Beach is expected to create more than 700 jobs, draw 400,000 visitors a year and generate more than $2 billion in economic impact over the next two decades.

The resort is a partnership between the city, the McKinney Economic Development Corporation and the McKinney Community Development Corporation. Officials said the first phase could open as early as mid-2027.
