CLARENCE, N.Y. (WBEN)......For the second time in recent years, a large scale apartment complex is being eyed for property located behind Samuel's Grande Manor in Clarence.

McNamara Development - the same firm that is developing the Diamond Lofts project in Buffalo - is working with Clarence officials on plans to build a three-story, 50-unit apartment building on a northern portion of property that sits behind the venerable Samuel's Grande Manor on Main Street.




The project carries a $15 million development price tag.

Samuel's remains open and will not be impacted by the project.

"There is a strong demand for this type of project," said Sean Hopkins, McNamara Development attorney. "The demographics for who is interested in this project is all over."

Hopkins predicted many of the tenants might be empty nesters or seniors - many of whom already live in Clarence, Amherst or northern Lancaster.

"Generally speaking, people want to live and stay in the municipality that they already live in," Hopkins said.

McNamara has received a number of needed approvals from various Clarence agencies. The Clarence-based developer will be meeting with the Clarence Industrial Development Agency's director on July 16 as it hopes to garner a seven-year payment-in-lieu-of-taxes package from the agency.

Also needed is a final set of approvals from the Clarence Town Board.

Construction is expected to start later this year and take slightly more than one year to complete.

"They definitely want to start this calendar year," Hopkins said.
