Cheektowaga, N.Y. (WBEN) - With high home prices the story of the housing market, one realtor is looking to get attention by going as low as he possibly can.

A three-bedroom, one-bath ranch home on Diane Drive in Cheektowaga is listed for just $1.

"What we're really trying to do is make the point that you can never underprice your home," said John Spaschak from WNY Metro Roberts Realty, who not only listed the home but owns it as well. "What we've seen in real estate especially since COVID... is that the list price is really used for marketing and marketing only."

So far that's worked.

Spaschak said the interest level has been high, noting the property has been viewed tens of thousands of times on Zillow. You're even reading about the listing right now on a radio station's website.

With that amount of attention, a dollar likely won't do it.

"All we have to do is look at the current data and comparables in the market," Spaschak said. "We look at similar three-bedroom ranches in that area of Cheektowaga, in the Maryvale School District, what ones have sold in the last 90 days."

Using that criteria, he said he expects the real value of the home to be anywhere from $270,000 to $330,000.
