THROOP, PA — The Throop Borough Planning Commission met Tuesday night to hear feedback from local residents regarding a newly submitted zoning map amendment for acreage along the Casey Highway.

The application, filed Sept. 22 by Theta Land Corporation and Core5 Industrial Partners LLC, requests a formal change to the borough’s official zoning map. The current submission stands separate from a previous, broader request covering over 700 acres that was formally withdrawn by the developers earlier this year.


During the public comment portion of Tuesday’s meeting, several residents voiced concerns over what potential developments the rezoning might facilitate, specifically raising questions about high-density industrial uses or commercial data center facilities.

Attorneys representing Theta Land Corporation and Core5 Industrial Partners directly addressed the floor, stating that the developers have no current plans or intentions to construct data centers on the parcel. The legal representatives emphasized that the proposed amendment focuses primarily on site accessibility and aligning the property for future land use opportunities.

Following the public input and presentations, the planning commission concluded the hearing. Commission members now have 30 days to review the public objections and formally submit their recommendation to the borough council.
