The Contra Costa County Fire Protection District responded to the flames at 1721 Countrywood Court around 6:30 a.m., according to reporting by KPIX.
The 2-alarm fire was extinguished a little over an hour later, according to a post by Contra Costa County Fire.
Two people, an elderly woman and her adult son had died in the blaze, as well as a small dog. They were residing on the second floor of one of the three townhouse units.
A third person escaped from the fire and their condition has not yet been made public.
The identities of the deceased victims have not yet been made available.
The cause of the fire was accidental, according to Contra Costa County Fire.
It started on the first floor, with a bed catching on fire due to a preliminary ignition source, "believed to be smoking materials," said a Contra Costa County Fire post around noon on Monday.
The fire spread so quickly due to the presence of an oxygen machine.
