Las Vegas, NV (KDWN) - According to the report released by Las Vegas Realtors (LVR), the median price for an existing single-family home in Southern Nevada was $470,000 for September 2026. This price reflects a 1.1% decline from August 2026, but remains virtually unchanged compared to September 2025.
Local real estate experts attribute the cooling monthly numbers and slower sales volume directly to the pressure of elevated mortgage interest rates
The $470,000 single-family median sits $20,000 below the all-time Las Vegas record of $490,000 previously set in May and June of 2026.
With inventory up across the board and a 5-month overall supply of housing, buyers are gaining negotiating leverage. Roughly 25% of active metro listings implemented a price cut during the month.
Total monthly transactions came out to 2,169 properties. LVR officials noted that the overall sales pace throughout 2026 has tracked closely with 2025, which marked the local market's lowest annual sales volume since 2007.
