To appeal or not to appeal -- that is the question for homeowners in St. Charles County, facing higher property tax assessments this spring. The total assessed value of all real estate in St. Charles county is up 19 percent from two years ago.

County Assessor Elect Travis Welge says one way to appeal is to bring in pictures of your home's hidden faults, "so if they have something like basement cracks, if they cause foundation issues, if they do have deferred maintenance issues, if they have something wrong with the deck on the back of their house."

Another way, he says, is to show how similar homes in your neighborhood sold for less than what the assessor says your home is worth.

Some three thousand St. Charles County property owners are already appealing their assessments this spring.

The deadline to do so is the second Monday in July. Two years ago, 24 percent of those who appealed won lower assessments.
