A new project has been proposed that would overhaul Chouteau's Landing, just south of the Arch. The plan called "Gateway South," and it's a billion dollar investment that includes the creation of a residential district, two highrise towers and an innovation district.

Consultants said that Chouteau's Landing is very historic, but highly underutilized. The development they're planning would take up more than 50 acres near the river and provide another reason for people to stay in the city.

Dennis Lower of Innovation Community Strategies told the St. Louis Port Authority that there are also plans for an entertainment district.

"We're trying to give visitors to St. Louis another reason to stay longer, to stay an extra day in a hotel," Lower said. "This entertainment concept that we're trying to put together, it really activates this whole 'front door.'"

The Port Authority approved a resolution to work with the developer and push ahead for a development agreement. The project would last at least a decade.
