‘Off the grid’ home on private island in New England sold for $360,000

What would it cost to live on your own private island? For the buyers of 0 Patience Way in Rhode Island, the price tag was just $360,000.

Realtor Michael Russo announced Tuesday via Facebook that the home – the only one on Patience Island, the fourth largest island in Narraganset Bay off the coast of Rhode Island – sold. According to Russo, this is the first time the “off the grid” property has been sold since it was built in the 1960s.

Patience Island is considered part of the town of Portsmouth and is located near Prudence Island, said the Newport Daily News. The lone seasonal cottage there is off the electrical grid, but a single solar panel provides some electrical services to the house. It has been “lovingly cared for” by the family that built it, said a property listing for the home.

Property records show that the home was built in 1972 and was owned by John E. Clarkin Jr. and Alice Clarkin Trustees, according to the Newport Daily News.

The home is “perfect for comfortable camping, getaways, amazing [Airbnb] potential & more," said the property listing.

Just under a half-acre of land surrounds the no-frills cottage with approximately 600 sq. ft. of living area that includes two bedrooms, a kitchenette and half bath. The island is full of trees and has scenic views of the bay.

Besides the new property owners, inhabitants of Patience Island include New England cottontail rabbits, a candidate for endangered species protection, according to Rhode Island government. Rabbits from the island are used to bolster other populations on the East Coast. In March, one of the island’s rabbits tested positive for Tularemia, an infectious but treatable disease that rarely impacts humans.
