The Town of Prosper is moving forward with plans for a major mixed-use development inspired by Venice, Italy.
Town Council has approved zoning for The Marco, a 143-acre project planned for the northeast corner of the Dallas North Tollway and U.S. 380.
Developer Blackard Companies plans to build a navigable lagoon and canal system spanning 15 acres, along with hotels, restaurants, entertainment venues and residential neighborhoods.
“We are excited to welcome The Marco to Prosper,” said Mayor David Bristol. “This project aligns with Prosper’s dedication to high-quality development, economic opportunity, and exceptional quality of life. We look forward to working alongside Blackard Companies as they bring this innovative vision to life along our primary commercial corridor. This milestone was made possible by the hard work and extensive review of the Planning & Zoning Commission, our Director of Development Services David Hoover and our dedicated staff members.”
The development is also expected to include high-rise condominiums, townhomes, single-family homes, senior living and more than one million square feet of office space.
Two corporate campuses are planned near the tollway and U.S. 380 interchange.
“The Dallas North Tollway and U.S. 380 intersection represents one of the region’s premier growth corridors,” said Prosper Economic Development Director Madison Clark. “The Marco’s approval marks the latest phase of Prosper’s economic expansion, turning key acreage into a long-term economic engine.”
Construction is expected to take place in phases over the coming years, starting with infrastructure and central features.
The lagoon will also serve as part of the area's stormwater management system.
