A landlord in Koreatown is moving forward with plans to convert tenant parking spaces into accessory dwelling units, or ADUs, despite pushback from renters.
Construction is underway at 501 Kingsley Drive to build five ADUs. KNX News’ Karen Adams reported that the landlord, Mark Nassab, showed her the towing notices that went out on December 1st, including a leasing agreement where $200 has been deducted from the rent to account for the loss of parking
“We have the approval from the city to proceed,” he said. “We have all the correct permits to proceed. We have the green light to proceed. We have given them proper notices, certified.”
Tenants have been pushing back.. In late August, residents staged a sit-in in their parking spaces.

The tenants also went to court, where they lost. Still, Lauren, one of the residents, said the fight is far from over.
“We lost our appeal, and then the next step is judicial review with the state, and so that's coming up,” she told KNX News’ Karen Adams.
Assembly Bill 1211 allows “local agencies to provide for the creation of accessory dwelling units (ADUs) in areas zoned for residential use, as specified.” The bill also bans “the local agency from requiring the replacement of off-street parking spaces if an uncovered parking space is demolished in conjunction with the construction of, or is converted to, an ADU.”
The city has encouraged the building of ADUs to deal with the housing shortage, and many landlords have been doing just that.
