AMHERST, N.Y. (WBEN).....For the second day in a row, Amherst has seen another upscale home sell for north of the $1 million threshold.

That's three houses selling for more than $1 million - all filed with the Erie County's Clerk office in the past two days, giving Amherst a residential real estate hat trick.


And, another tony house - this one in Orchard Park - sold for more than $1 million.

The two sales now have seen Erie County have 71 homes selling for above the $1 million residential sales benchmark.

Both houses sold above their original list price.

Combined the sales represent the still-strong interest among buyers with upper end homes.

In the latest two deals:

* A four bedroom, 4,600-square-foot house at 200 Halston Parkway sold for $1.275 million.

Built in 1987 and listed for $1.15 million, the house sold for nearly 115% above the initial list price.

The house neighbors the northern edge of Transit Valley Country Club.

Since the first of the year, Amherst has seen 11 homes sell for more than $1 million.

Last year, Amherst saw 16 homes sell for above the $1 million threshold.

* And, in Orchard Park, a five bedroom, 5,600-square-foot house at 57 Grand View Trail sold for $1.7 million.

The sale marks the 22nd home in Orchard Park to sell for more than $1 million while last year 17 homes in Orchard Park sold for above the $1 million mark.

The house was listed at $1.65 million and sold for 3% more than the asking price.

With the two latest sales, Erie County is on pace to see 107 homes, this year, sell for more than the $1 million threshold - a key economic benchmark within the region's residential real estate industry.

Last year, Erie County reported 105 homes that sold for north of $1 million and since 2024, nearly 300 homes have crossed over the $1 million sales mark.
