Buffalo, N.Y. (WBEN) - The Buffalo Common Council has given its seal of approval on Tuesday to the comprehensive plans and associated contracts for the redevelopment of the Commodore Perry Homes, a significant step forward in the revitalization efforts of the Buffalo Municipal Housing Authority (BMHA).
The approved plans include the utilization of significant grants and funding from various sources, including governmental entities and private developers. The Mayor’s Office of Strategic Planning (OSP) secured a Restore NY grant totaling $5,000,000 from the New York State Urban Development Corporation, which will be allocated towards the demolition of 24 blighted buildings at BMHA-owned properties located at 448 South Park and 339 Perry Avenue.
Additionally, the City of Buffalo, in coordination with BMHA, is set to leverage federal Community Development Block Grant (CDBG) funds totaling $1,100,000 for the demolition and redevelopment efforts at Commodore Perry Homes.
Furthermore, a Payment in Lieu of Taxes (PILOT) agreement has been ratified between the City of Buffalo, the County of Erie, and Perry Homes I LLC, and Perry Homes 1 Housing Development Fund Company, Inc. This agreement paves the way for the demolition of existing blighted structures and the construction of 27 buildings, comprising a total of 405 units of rental housing for low-income individuals and families.
The project, known as Perry Homes, will offer a diverse mix of residential units, including one to five-bedroom options, alongside community amenities and commercial spaces.
"This approval signifies a significant milestone in our ongoing efforts to revitalize the Ellicott District and provide quality housing options for all residents," said Ellicott District Councilwoman and Council Majority Leader Leah Halton-Pope. "The redevelopment of Commodore Perry Homes exemplifies the power of collaboration and strategic planning in driving positive change and creating opportunities for economic growth and community development."
The total development cost for the Perry Homes project is projected to be $246,333,007, reflecting a substantial investment in the future of Buffalo's housing landscape.
