Delaware Avenue nursing home center sells for $8.4 million

Investors acquire a 95-bed Buffalo nursing home and rehab center

Buffalo, N.Y. (WBEN) - A building that houses a Delaware Avenue nursing home has been acquired by a New York City-based investment group - one of several seven-figure-plus commercial real estate deals to close in 2025's final day.

According to documents filed Wednesday afternoon in the Erie County Clerk's Office, DP Center Realty LLC paid $8,407,500 for the 95-bed Delaware Oaks Center for Rehabilitation and Nursing at 1209 Delaware Avenue in Buffalo.

The 38,400-square-foot building had been owned by EN Realty Acquisitions.

The deal is only for the real estate and not Delaware Oaks Center.

In other year-end commercial real estate deals filed in the county clerk's office:

- Investors 9170 Transit LLC paid $1.9 million for a two-acre parcel at 9170 Transit Road in Amherst.

The property is anchored by a 9,710-square-foot building that will house a cannabis dispensary scheduled to open in early 2026.

For many years, it was home to Jurek Lumber and more recently an Xtreme Discount Mattress outlet.

- Premier Plus Properties LLC paid $1.33 million for a 28,280-square-foot warehouse at 595 Fillmore Avenue in the City of Tonawanda.

- Derby Buff Realty LLC acquired a multi-tenant, retail-anchored building at 6929 Erie Road in Derby.

Derby Buff Realty paid $1.2 million for the property.
