Can a movie studio, water park, youth sports complex, and hotel succeed where Six Flags failed in New Orleans East?
Those are businessman Troy Henry's plans to redevelop the site, in a project dubbed "Bayou Phoenix."
Henry will hold a community information session on the plans tonight.
Local real estate expert Arthur Sterbcow says if they have the financing, they can make this work.
"That's the issue. They've got some great operators that they've gotten under their wings to take over key parts of this new development which is really good," said Sterbcow.
Sterbcow says the most important piece is having a financier and operator lined up for the planned hotel.
"The real key to making any of these things work is to have a major hotel developer to commit to hotels in that particular complex," said Sterbcow.
Henry says each element of the project will be built separately, with the studio expected in 2027, and the sports complex and hotel reaching completion in 2028.
