The wholesale club was built in 1986. Verdae Properties bought the Sam's Club and property in 2013 for $3.25M, then demolished the building two years later for redevelopment.


Now, city leaders and developers are celebrating the launch of Bolden Street District— a 92-acre mixed-use development between Haywood Road and Verdae Boulevard.

Plans include three neighborhoods, shops, restaurants, entertainment, grocery stores, offices, parks and connections to the Swamp Rabbit Trail.

The project is expected to take 25 years and could generate more than $31M in annual tax revenue by 2049.

Development to Transform the former Sam’s Club Parking Lot

City leaders joined Verdae Development Inc. (VDI) and the Hollingsworth Funds on the site of the former Sam's Club parking lot to celebrate the 92-acre multi-use project between Haywood Road and Verdae Boulevard. Rather than dig dirt, they smashed slabs!

"The vision for Bolden Street aligns closely with the principles of GVL2040, Greenville’s comprehensive plan — particularly its emphasis on thoughtful growth, mixed-use development, connectivity and creating complete, walkable communities," said District 4 Councilman Wil Brasington.

Bolden Street will include three neighborhoods, shops, restaurants, entertainment venues, grocery options and medical and professional office spaces. The redevelopment is expected to take place over 25 years and is part of a broader effort to support continued growth along the Laurens Road corridor, an important Greenville gateway.

"That's the fun of it. It's a blank canvas," said Dan Klausner, CEO of VDI, "We can listen to the community, bring all new things."

Dedicated pedestrian and bicycle pathways, pocket parks, and direct integration with the Swamp Rabbit Trail are also planned.

"This is oceanfront property," Klausner said of the trail access.

A key component of the project is a Tax Increment Financing (TIF) district approved by Greenville City Council in 2024. The TIF will allow the project to be funded through a portion of the new tax revenue generated within the district rather than increasing tax rates for area businesses or residents. Under the agreement, Verdae Development will fund construction of infrastructure, utilities, housing and parking facilities.

For the 25-year life of the agreement, half of the tax revenue generated within the TIF district will go toward the project, while the other half will be distributed among the City of Greenville, Greenville County and Greenville County Schools.

The area is expected to generate more than $31.5 million in annual tax revenue when the agreement ends in 2049. At the conclusion of the project, the City will purchase and maintain public areas and infrastructure, using up to $285 million in bonds.

The project also builds on work already completed along the corridor. In February 2024, Verdae Development completed the Legacy Connector, a Swamp Rabbit Trail spur connecting nearby neighborhoods to Legacy Park.
