Dallas leaders are advancing a $409 million plan to overhaul Bank of America Plaza, the city’s tallest and most recognizable skyscraper, after two city boards narrowly approved nearly $98 million in incentives.

The proposal also includes an additional $5 million conditional buffer to cover parking garage upgrades.

The project would reduce office space from 1.8 million to 1.5 million square feet, add a 280-room luxury hotel with a lobby and ballroom in an adjoining glass-and-steel structure, and create new street-level retail and restaurants. Plans also call for a 1,115-space parking garage across Main Street, connected to the tower by a skybridge.

The incentives package now heads to the Dallas City Council for a final vote. If approved, the redevelopment could reshape a major piece of the downtown skyline and inject new life into the city’s core.
