In relation to this, she pointed out that government-insured Federal Housing Administration (FHA) loans undergo a 90-day "seasoning period," effectively prohibiting institutional investors from purchasing properties with the intention of rapid resale for financial gain. Paradoxically, Ms. Gill observed that this regulation inadvertently places average buyers at a disadvantage while granting an unfair advantage to institutional investors.


The interview continued, discussing the inclusion of Fannie Mae and Freddie Mac in the ongoing discussion on mortgage insurance. Ms. Gill, a prominent industry expert, highlighted the absence of a seasoning period for these entities, which enables institutional buyers to promptly sell properties to regular homeowners. In an effort to rectify this discrepancy, she proposed that Fannie Mae and Freddie Mac implement regulations akin to those enforced by the FHA. These regulations would mandate buyers to retain ownership of properties for a specified timeframe, typically six months or a year. Consequently, such measures would dissuade institutional buyers from engaging in property purchases as they tend to favor rapid exit strategies.

Concerned individuals seeking to combat these predatory practices were advised by Ms. Gill to work at a government level. She stressed the importance of placing guidelines comparable to FHA's seasoning period on Fannie Mae and Freddie Mac. However, Ms. Gill acknowledged the challenge of persuading politicians who currently benefit from the situation to initiate these changes. She noted that divine intervention may be necessary to inspire politicians to prioritize the interests of their communities over personal gains.

Ms. Gill further emphasized the power individuals hold over the situation. She revealed that up to 30% of homes bought in the Metro Atlanta area in 2022 were purchased by investors. However, these properties were sold by local residents. By choosing not to sell to institutional investors, communities can wield some control over the situation.
