Louisiana's homeowners locked in… nearly half the state's homes are mortgage free

Louisiana is topping a national list and this one’s worth celebrating. Nearly 48 percent of homeowners in the state own their homes outright, placing Louisiana third in the nation for mortgage-free homeownership.

Real estate expert Arthur Sterbcow says the numbers reflect something deeper than market trends; they tell a story about longevity, legacy, and love for place.


“People who are from Louisiana, or move here, tend to stay,” Sterbcow said. “They don’t just come for a few years, they build lives here, often well beyond the length of a typical mortgage.”

Sterbcow says rural Louisiana plays a significant role in the statistics, where homes are frequently passed down through generations, keeping properties within families for decades.

“In many rural areas, homes are generational,” he said. “They’re inherited, maintained, and cared for by the same families over long periods of time.”

But metropolitan areas are very much part of the story too, especially New Orleans.

“It’s hard to leave New Orleans if you’re from here,” Sterbcow said. “And even people who move here tend to fall in love with it. There are just things you get here that you can’t get anywhere else.”

From a market standpoint, that level of commitment means fewer homes come up for sale but, when they do, sellers often have the upper hand.

“When a home is paid off, sellers have flexibility,” Sterbcow explained. “They can tap into their equity and be very intentional about what their next move looks like.”

Sterbcow says while Louisiana’s housing market may move at its own pace, the high rate of mortgage-free homeowners points to long-term stability and a deep-rooted connection to home.
