Which home renovation projects actually boost resale value? Industry expert weighs in

(WBBM NEWSRADIO) — Not all home improvement projects are created equal, and real estate expert Brian Wickert has some suggestions for home improvement projects that can boost the resale value of your home.

Wickert, the president and owner of Accunet Mortgage in Waukesha, Wis., joined the WBBM Noon Business Hour on Wednesday and said a recent study found that exterior work provides the greatest return on investment.

“You’re going to get almost a 200% return for a garage door replacement; entry door replacements [are] also on the top of a lot of lists,” he said. “Allegedly, it costs you $2,400 to put a new entry door [in]; hey, it’s supposed to increase your resale value by $4,500.”

Even relatively inexpensive improvements can make a big difference, he said.

“Painting stained kitchen cabinets, that’s an easy one to do,” he said. “[It’s] so much less expensive than replacing them and gives you a really good, sharp, new look and can really help sell that house.”

The most important thing about home improvement or renovation projects, though, is that you like it.

“An unquantifiable thing is, ‘How much personal enjoyment are you getting from that remodeled bathroom?’”

He added: “If it gives you joy, then enjoy it,” he said. “It’s worth it to you.”
