
Frisco and a developer have cut the ribbon on the first phase of a project near PGA World Headquarters. The Preserve is part of the Fields development south of the Omni PGA Frisco.
The Preserve at Fields covers 267 acres. The first phase of the project will include 233 homes ranging in price from $3.5 to $10 million.
Developer Fehmi Karahan says he bought the land seven years ago.
"We were blown away by its character, Panther Creek passing through and then the hills and vistas," he says.
"People want to live near it and have access to golf and the beautiful views but also what's happening with Fields West and this walkable lifestyle," says Frisco Mayor Jeff Cheney. Cheney says the city worked with developers to "mesh urban lifestyle elements with a traditional suburban experience."
Fields West is an upcoming project in the same area expected to be ready in 2027. The full Fields project covers 2,500 acres and will include homes, apartments, shops, restaurants and office space. Developers are also planning 25 miles of hike and bike trails.
"I believe there's been nothing like this done in the entire country, and it may never be done again to be able to blend all these elements," Cheney says. "For the City of Frisco, this was a really important tool. We talk about attracting Fortune 500 companies all the time, and this is a very strategic part of that."
Frisco has been one of the fastest growing cities in Texas. From 2020 to 2024, the U.S. Census estimates the city's population has increased 17.3% from 200,537 to 235,208.
Builders say lots at The Preserve range in size from 6,800 square feet to half an acre. The neighborhood will be gated.
"Families from Chicago, California, New York are coming to us saying they cannot believe this opportunity exists," says John Hawkins, principal at Hawkins-Welwood Homes.
A total of ten custom home builders are building at The Preserve. Hawkins says, of the 233 lots, 128 have already been sold. He says 18 homes are under construction now, but developers expect to start building up to 50 homes by summer.
